Borrower Case Study: Conwy Residential Bridging Loan

We’ve covered briefly why peer-to-peer lending is a viable alternative to banks when it comes to commercial property funding Peer-to-Peer Lending - An Alternative to Banks. As more borrowers come to us, we thought it would be good to have a brief case study of how we can help borrowers achieve more when it comes to commercial property projects.

Summary
The broker whom we have a strong relationship with initially approached Relendex knowing we would be able to work with an evolving set of circumstances.

The borrowers have owned the subject site for over 30 years, and recently developed it into a scheme of luxury apartments.

We were able to offer speed and flexibility to complete the loan.

How we helped

Why Relendex?

The broker knew that we could provide the flexibility his client needed and we could move it through the processes quickly.

The challenge was to find the optimum time to complete our own loan without the borrower being hit for additional costs by the current lender who had funded the initial development work.

Results

Relendex completed the refinancing within 48 hours of closing the auction. Thanks to our Innovative Finance ISA, we were able to support this deal with strong lender cash inflows from new ISA accounts. It also marked a new milestone with the largest number of participants compared to any of our previous deals to date.
